Touted the Greatest Boat Show in the World, the Miami International Boat Show is back with over 3,000 boats and 2,000 exhibitors from around the world. Given the proximity to the islands Miami serves as the premier gateway to the yachting lifestyle. This show draws hundreds of thousands of visitors from buyers to simply spectators eager to see what the latest is in boats and all aquatic pursuits. Further there are seminars and workshops to interactive experiences. Below is the information regarding the show and if you are not attending be aware of potential traffic slow downs.

Residential developers have been relying on foreign investor to purchase a significant number of the new projects planned for South Florida.

Two weeks ago, the Euro experienced a crash and it was just announced that the Ruble has been downgraded 41%, according to a report by Bloomberg.

This credit downgrade reduces access to capital for Russians in the international market. It has lost 46 percent of its value against the U.S. dollar in the last year due to oil prices and the Crimean war sanctions.

It is anticipated that Russia will face difficult times for the near future with expected growth at only about 0.5 percent annually. Concerns already exist regarding Russian investors continued patronage of South Florida, and the question moving forward is whether investors will still have interest and buying power to support preconstruction. The Sobe Food and Wine Festival is back in its’ 13th year with the biggest names in the culinary and spirit world. This four day event is a destination and showcases some of the most innovative and classical cuisines in the world. It is presented by Southern Wine and Spirits, Food and Wine magazine and Food Network. Events take place all over Miami Beach from poolside fiestas to morning brunches atop Juvia. It is a star studded and decadent event and I have selected some events that are still available. Enjoy!

Italian Al Fresco Feast on the Beach hosted by Debi Mazar and Gabriele Corcos. Ronzoni pasta sponsored pasta extravaganza located Poolside at the Delano. Featuring Meatballs, white saice, red sauce, parmigiano reggianos, and of course wine pairings. Tickets are $150 per person and the event takes place on Thursday February 19.

Empanada Happy Hour. New to the Food and Wine fest Bunbury Miami is a massive shop restaurant with home made empanadas stuffed with out of the box fillings. Located in trendy Wynwood this is a fun event with a more modest price tag of $95 per ticket on Friday February 20 from 6-8pm.

Whole Foods Market Grand Tasting Village: This is the mother of the entire festival and the tasting village now comes at a price of $225 per ticket and includes lectures and pairings and all kinds of tasting! The event is all day starting at 12 pm on Saturday February 21.



 

New York just had a record breaking sale in Manhattan with the closing of a $100.5 million penthouse at Gary Barnett’s One57. The buyer chose to remain anonymous and it was purchased by an LLC. Sale was announced in 2012 but closed in 2014 and represents the largest sale for Manhattan condos.

The residence is in a tower from Extell Development and is just under 11,000 square feet and covers the 89th and 90th floors. One other of these residences sold to hedge fund manager Bill Ackman and anonymous investors for $90 million and is also closing soon. The luxury market continues to set records!



 

Russian buyers are beginning to flip real estate contracts in South Florida accorded to a prominent real estate attorney. The collapse of the ruble has reduced total capital of Russia's richest and is causing selling of preconstruction contracts at a loss. According to sources with the New York Observer, vacation apartments, such as those in Miami are becoming less of a priority.

Economic uncertainty has led to a number of investors in Europe investing less in South Florida. While Russian investors are still considering South Florida, the higher priced oceanfront residences are not being favored for inland residences. Sunny Isles Beach is one of the largest Russian populations in South Florida and much of the investment here is based on the health of the Ruble. Check back in here for more updates!



 

Developers of Privé at Island Estates recently filed a $200 million lawsuit claiming the city of Aventura was holding up construction. One of the developers, Daniel Lebensohn of BH3 released a statement saying that the city approved plans and construction in bad faith and are trying to prolong the construction process.

One of the issues that is being argued are the sidewalks and the talks are at a veritable stand off. Prive will be a 160 unit, 16-story twin tower condo and many reservations have already been placed in preconstruction. Recently, the developers claimed that nearly half of the reservations had been cancelled as a result of these legal issues. Continue to check back as I cover this story! The times they are a changing, on Lincoln Road. It was recently announced that the iconic Britto Central location will be completely torn down under a plan by Miami Beach Historic Preservation Board.

It was decided that the building was not a contributing factor in a historic district since it had undergone significant renovations over the years.

Originally this structure was part of the movement Streamline-Moderne by architect Russell Pancoast, built in 1935. Its' replacement will be a multi level commercial space with a replicated original design and will open onto Lincoln Lane. Big News for Sunny Isles Beach! Ritz-Carlton Preconstruction Residences are scheduled to launch in the next ten days.

The project is a fifty two story Atlantic Ocean facing tower located at 15701 Collins Ave developed by Fortune International Group and Chateau Group. It will be resort style living at its' absolute finest with amenities only the Ritz-Carlton would imagine.
