Regalia Condo construction update

Sunny Isles Beach's new northernmost Regalia Condo, an Arquitectonica-designed luxury condo building by developer Avra Jain.

With a royal price tag ranging from $6 to over $7 million, Regalia will compete with the neighboring Mansions at Acqualina for the title of most expensive tower in Sunny Isles Beach, and that's saying a lot! The undulating, practically Dubaiesque, tower will soon rise to 47 floors over the beach, mimicking ocean waves below. With only 39 units, each full floor residence will have 360-degree panoramic views of the Atlantic Ocean, the Intracoastal Waterway, and their next-door neighbor's backyard.

Regalia is right next to Golden Beach, the excessively lavish and excessively private neighborhood of single-family residences. Units will consist of 5,515 sq. ft. of interior space with 4 bedrooms and 5.5 bathrooms, and a 2,100 sq. ft. wrap-around balconies. The 43rd and 44th floors combine for a 9,515 square foot penthouse with 3,500 square feet of balconies. One of the best features will be the developer giving the new buyers the option and choices of finishes. From flooring, to paint, to electric, buyers and their decorators are given beautiful options to choose from all included in the purchase price.

The building will be ready for occupancy late next year.

Herzog & de Meuron, the Swiss superstarchitects, are designing a condo tower in Sunny Isles Beach for Fortune International Realty, and now the full plans of the tower are out too. At 55 floors (one fewer than we originally reported) the 224 unit building which we had called up until now Jade 4 has been officially named Jade Signature.

Jade Signature will be in the shape of a jaunty parallelogram. Most of the architectural articulation will happen near the bottom and top of the tower, with wide balconies cantilever off a slightly receding facade in between. Looking at the building in section, it appears quite classical, with proportions reminiscent of an ancient Roman column. A circular driveway screw-drives into the ground, becoming a ramp for the parking garage, and a two-level lobby flanks three (yes, three) circular grand staircases. If anything, this is a building meant for showing off your avant-garde couture ball gowns.

Three floors of amenities show Jade Signature's occupants will be very well taken care of. They'll have a freeform pool to frollic in, a long pool to swim laps in, a gym, a spa, a beach grill, a breakfast room, lounges, club rooms, children's rooms, a library, a business center, and a large meeting room set aside specifically for the home owner's association. Finally, the plans confirm that - as if we could have ever doubted it - the uber-jungly landscape architecture will be by Miami's very own Raymond Jungles. The construction architect is ADD Inc.




400 Sunny Isles

Developer Iñigo Ardid is moving forward with the 400 Sunny Isles condominium project in Sunny Isles Beach. The project is the latest new condo to launch in the area, which has become a hotbed of luxury condo development, from the Mansions at Acqualina to the recently-launched Chateau Beach. The property, which follows Ardid’s Eden House condo in Miami Beach, will give each resident the opportunity to buy a dry or wet dock marina slip. “There’s a significant shortage of marina space in South Florida,” Serge Kay is quoted, “People who are lucky enough to find marina space may have to drive miles simply to get to their boat.” The complex, which will include two 20-story towers, will be located on 163rd Street just west of Collins Avenue.



 

Updates on the Surf Club designed by Kobi Karp...

Until recently, all parties involved with this development have been rather cagey about renderings of the Surf Club redesign by architect Kobi Karp. Some images were released a few weeks ago, and I am pleased to share them with you. Fort Capital Management and Koc Group, the new owners and developers of the property are proud of their new club.

The change to the site is dramatic. Two twelve story glass towers will flank the restored 1930 Russell Pancoast-designed club. The twin towers will feature a 285 room five-star condo hotel and spa, and a specialty food store. A cabana boardwalk will be built in front of the South Tower. Four lavish pool decks and magnificent pools are to be built on the club's ocean frontage. Large manicured lawns will provide rest and lounge areas. Separate driveways and entrances will lead to the each tower. Across the street, the present club's tennis courts will be turned into a 661 space parking garage.

Unit at Miami Beach’s Fontainebleau condo lists for $11.75 million

The Fontainebleau in Miami Beach

A 10,000-square-foot unit at the Sorrento in Miami Beach’s Fontainebleau condo-hotel complex has been listed for $11.75 million. The five-bedroom, 6.5-bathroom unit, which is on the eighth floor of 4391 Collins Avenue, has its own full-size pool and 4,000 square feet of balconies.

Hollo developing Brickell's Villa Magna site instead of selling it.

Tibor Hollo has decided to develop Villa Magna on 2.5 acres of waterfront in the Brickell neighborhood, but this time he is adding a hotel to the apartments.

The property at 1201 Brickell Bay Drive will have about 400 units instead of 787 and a hotel with between 180 and 200 suites.
The residential towers will face the water and sit at either end of the property, with the hotel in the middle.
Hollo had recently listed the property for sale. He said CBRE had until the end of November to take bids, but they were not what he and his partners were looking to get.
New York-based partner Corigin Real Estate Group is a partner in the site.

Hollo said it could take 18 months to get the necessary approvals for the revised project. The original Villa Magna had two residential towers.

Hollo has other residential towers in the works including the 85-story Panorama building at 1101 Brickell Ave.



 



While experts are rightly pointing to the major strides South Florida’s housing has made since the recession — especially in the luxury market — prices are still falling in at least four cities across Florida.

Forbes looked at data from 300 metro areas across the U.S. and found that housing prices are still dropping in Gainesville — where home prices dropped 7 percent during the 12 months ending in September — Tallahassee — where home prices fell 6 percent over the same period — Panama City — where price deceased 6 percent and Jacksonville — where prices went down 3 percent year-over-year.

“I think the Florida market as a whole isn’t going to be taking off any time soon because demand for northern markets just isn’t there,”
